So you found the home you want to buy… now you need to make an offer. When making an offer take into consideration the following:

• The asking price of the home.
• How long the home or property has been on the market.
• The condition of the home.
• How quick the seller needs to be free of the home or property.
• How much you are willing to pay for the home or property.

Also when making your offer, consider the following:

• Pay for a home inspection and make your offer contingent on the inspection results.
• Ask the seller to buy your first years “Home Buyers Warranty” which will cover the repairs and or replacement of major items or plumbing if something breaks… like the hot water heater
• Ask for a roof certification. This will cover you in the event your roof starts leaking in the peak of the rainy season. The company who provides the certification will come out and repair it for you.

Other things you may consider placing in your offer are:

• A fresh coat of paint through the interior of the home.
• Repair broken fences.
• A flooring and appliance allowance.

Your real estate agent will draw up the offer for you and probably let you know any inside information they have from previous encounters with the sellers agent. You sign at the bottom line and wait for your offer to be accepted.
